Enriching your contacts allows you to monitor homeowners and unlock new sales opportunities by linking your database to property intelligence from Cotality.
💡 Pro Tip: Your database is your business—and if we're honest, it's probably a bit of a mess 😅 Your past clients, sphere contacts, and leads are likely scattered in multiple places with incomplete information.
What Gets Added to Your Database?
Once contacts
are linked to properties, we enrich your database with

intelligence.
Here's what gets added:

Enrich Your Contacts: Step by Step
Step 1: Import Your Contacts
The first step is to import your contacts—past clients, current customers, sphere, leads, and prospecting lists—from wherever they currently "live."
This includes:
- Your phone contacts
- Email address books
- CRM systems
- Spreadsheets and CSV files

Step 2: Link Contacts to Properties
If you've provided a property address for a contact, we'll assume it's correct. If not, we'll use skip tracing to suggest potential matches.
What is Skip Tracing?
Skip tracing matches a person's contact info to a physical property address by stitching together many imperfect data sources and assigning confidence scores using:
- Utility records
- Voter registration
- DMV data
- Change-of-address records
- Court records
- Marketing & consumer databases
The skip tracing process typically suggests matches for about two-thirds of the people in your database that own a home.
Step 3: Review Potential Matches
To view and approve suggested matches:
- Login to your Pro Dashboard
- Click See Potential Matches
- For each contact, review the suggestions
- Click Hide or Link to Contact
Because these are your relationships, we can't make the matches automatically—but we'll make the process as easy as possible.
Step 4: Add Property Intelligence
Once you've linked people to properties, we automatically
enrich
your database with information from Cotality,
the
market leader in property intelligence.
For each address we'll add:
- 💰 Home Value & Equity
- 🏦 Mortgage
- 📋 Property Taxes
- 👤 Ownership
- 🏠 Property Details
This data helps you have better sales conversations and conduct targeted marketing.
Monitor Homeowner Activity
For each contact that's linked to a property, we'll monitor your database and notify you who's:
🔔 Automatic Alerts: When something changes, you'll receive an alert. This way, you'll never miss an opportunity to engage a client.
Pro User Experience
You can access enriched contact information and opportunity alerts from within the Opportunities module in your Pro Dashboard.
Opportunities View
The Opportunities module shows all contacts with detected activity signals, organized by opportunity type. When new opportunities arise, you'll get notified automatically.

What is skip tracing?

How accurate is skip tracing?

If we can't suggest a match, you can invite homeowners to onboard to a hub—and they can enter their own home address during the process.

Property data is refreshed regularly to ensure you have current home values, equity positions, and ownership information.
Can I import contacts without a property address?
Yes! You can import contacts with just a name and email/phone. We'll use skip tracing to try to find their property address, or they can add it themselves when they activate their hub.
